Next scheduled review date

Clients must complete the annual review process 5 weeks before the next scheduled review date. If a client does not do this, their Income Related Rent may increase.

The 5-week period a client has to complete the annual review is triggered by the next scheduled review date.

The next scheduled review date for the annual review will be 12 months following either the:

  • the start date of the tenancy
  • date that the change in circumstances was activated or
  • last scheduled review date used for annual review

whichever is the later.

Next review date is reset

The next scheduled review date is reset after any review of Income Related Rent is activated.

Not all clients will complete an annual review annually (as their Income Related Rent has already been reviewed).

The next scheduled review date is also reset if a client transfers into a different social housing provider property.

Example 1

Carol moved into a Kāinga Ora property on 3 December 2013.

In this situation the next scheduled review date for her annual review will be 3 December every year that she remains living in the property.

Example 2

Chris moved into a community housing provider property on 16 April 2020. Chris has had no changes in his circumstances in the last 12 months.

In this situation the next scheduled review date for his next annual review will be 16 April every year that he is living in the property.

On 8 September, Chris has a change in circumstance that reduces his assessable income.

MSD reviews the rate of Income Related Rent calculated and decreases the rate.

The scheduled review date for his next annual review will change. It will now be on 8 September every year that he is still living in the property or until another review is completed.

For more information see:

The start date is the date of commencement of the tenancy as stated in the tenancy agreement. This is usually the same date the client moves in or takes possession of the property.

There may be situations where the client is unable to take possession of the property straight away. In this situation the housing provider is responsible for providing alternative accommodation for the client.
