Tenancy reviews due to change in tenant's circumstances
All tenants (including those who are exempt from 3 yearly tenancy reviews) may have their tenancy reviewed when they have a change in their circumstances and the change means:
- they may no longer qualify for social housing or
- the property no longer meets their requirements
Note tenants who have a lifetime tenure will not have their tenancy reviewed even if they have a change in circumstances.
For more information see:
Finding out about a change in circumstances
MSD may find out about a tenant's change in circumstances in a number of ways.
These include:
- directly from the tenant when they contact us to advise of changes that:
- might affect their Income Related Rent
- may affect whether they still qualify for social housing
- mean their current property no longer meets their needs (e.g. their housing needs have changed and they may need a bigger house)
- as part of a review of their housing needs and during this review the tenant provides information that they may no longer qualify for social housing
- when a tenant doesn't advise us of a change in circumstance and MSD have found out through another way (e.g. through a benefit review)
Tenants who have been investigated by MSD may have their tenancy reviewed if investigation indicates the tenant no longer qualifies for social housing.
Anyone on the tenancy agreement and their partners can give us information about a tenant's change in circumstances.
Changes that mean households no longer qualify for exemption
Some changes in circumstances may mean tenants who have an exemption from 3 yearly tenancy reviews no longer qualify for an exemption.
These changes include:
- change in benefit type e.g. tenant or partner no longer getting Supported Living Payment
- the tenant aged 65 or over dies and there are no other tenants or a partner who qualify for this exemption
- the tenant or their partner no longer have a dependent child
If the tenant no longer qualifies for an exemption, the tenant may be selected for a 3 yearly tenancy review.
