Increases to the rent for clients paying market rent

An increase to the market rent rate can result in a rent increase when the client is paying rent at the market rent rate.

If the increase to the rate of market rent rate results in an increase to the rent the client is paying, the amount of the rent charged by the housing provider cannot be increased until the earliest rent effective date following the 60-day notice period.

In this situation, a housing provider can issue notice of the increase without the Ministry of Social Development reviewing the client's circumstances.

Note if a client is paying rent at a calculated rate of Income Related Rent and this rate is less than the market rent, there is no need to review the calculated rate of Income Related Rent.

The rent effective date is the one-off date on which an increased rate of Income Related Rent is charged.

The rent effective date is aligned with the next charge date.

The 60-day notice period ensures that a client gets at least 60 days' notice of an increase in their rent. The 60-day notice period will apply to all increases of rent where the 61-day period is not applicable.
